Prior to listing

  •   Thoroughly explain the entire listing process, from first contact through closing.

  •    In depth market analysis to ensure you receive the best price possible.

  •    Provide you with an estimated “Net Proceeds” report showing your proceeds after paying off your mortgages and closing costs for a range of selling prices.

  •    Advise on home improvement and staging to make the home more marketable.

  •    Guidance with any required city inspections. We always try to attend the inspections if possible.

  •    Explain all paperwork associated with the listing.

  •    Gather all data for the MLS listing including measurements.

  •    Professional quality photography with virtual tour.

Marketing the Home

  •    Input the listing in the Multiple Listing Service and set up showing service.

  •    Install lock box on the property.

  •    Have sign and brochure box installed. Provide fliers for the box.

  •    Realtor open house on Tuesday morning if desired.

  •    Weekend open houses if desired.

  •    Home listing will be seen on all the major real estate websites (Zillow, Trulia, Realtor.com etc.)

  •    Personally contact all buyer’s agents who show the home and report their feedback to you promptly.

  •    Weekly updates on the status of the listing and changes to the market conditions.

  •    Facebook ad targeting your neighborhood.


The Sale

  •    Assist you in negotiations when we receive a purchase agreement. Thoroughly explain the offer to purchase and all it’s ramifications.

  •   Update the “Net Proceeds” report to reflect the current offer.

  •   Monitor the transaction and keep you informed about inspections, appraisal, buyer’s financing, title work, and more.

  •   Keep you informed of the progress of the transaction and return your phone calls, texts and emails promptly.

  •   Review the final closing documents and attend the closing with you.
