The Listing Commission - 4.75%

 

 

We are committed to finding the right balance in determining a fair commission for listing you home. We want to charge you the lowest possible price so you can maximize your proceeds, but we need to charge enough to market your home properly. We are committed to paying the buyer’s broker a generous commission to ensure they are enthusiastic about showing and selling your home.

 

The normal fee is 4.75% of the final sale price. There is no additional fee paid to Fair Trade Real Estate*. From that 4.75% we will pay the broker that represents the buyer 2.7% of the final sale price. If the seller or Fair Trade finds the buyer and no buyer’s broker is entitled to a commission, we will charge the seller 3%. Homes that sell for less that $100,000 will be charged an additional $500.

 

If you buy a home using Fair Trade as your broker prior to listing your home for sale we may be able to offer you a reduced commission on the listing.

 

*THERE ARE ADDITIONAL COSTS ASSOCIATED WITH SELLING YOUR HOME. THESE CLOSING COSTS INCLUDE: CLOSING FEE, STATE DEED TAX, MORTGAGE PAYOFF FEES, MUNICIPAL INSPECTIONS AND OTHERS. THESE FEES WILL BE EXPLAINED AT THE TIME OF LISTING AND WILL BE REFLECTED IN “SELLER’S NET PROCEEDS” FORM.
